Meet Agustin Richardson — your San Diego real estate, lending & construction advisor

Agustin Richardson is a San Diego-based real estate advisor focused on helping everyday people build wealth through property. Whether you are a first-time homebuyer trying to make South Bay pencil out, a house hacker looking to offset a high mortgage, or an investor scaling a multifamily portfolio, Agustin's job is to map the most realistic path forward — and then walk it with you.

His lane is investor-first but never investor-only: roughly 30–40% of his clients are first-time buyers who want an education-first guide before they tour a single property. Everyone gets the same approach — patient, numbers-driven, bilingual (English / Español), and grounded in the South Bay neighborhoods he calls home.

From Wall Street to South Bay — where the approach comes from

Before real estate, Agustin spent the formative years of his career inside two of the world's most respected financial institutions: Morgan Stanley (Wealth Management) and JPMorgan Chase (Private Client Banking). Those rooms taught him how money actually moves — how high-net-worth families finance acquisitions, how lenders weigh risk, how a deal that looks good on paper can fail when the financing structure is wrong.

He carries that frame into every conversation. When a client asks whether a house hack pencils, he is not just running a mortgage calculator — he is thinking about debt-to-income, reserve requirements, cash flow under realistic vacancy assumptions, and the exit two or three properties down the line. The result: clients walk into showings with a financing strategy that already works on paper, not just a hope that the bank will say yes.

Education, licenses & financial credentials

Agustin holds a Bachelor's degree in Political Science with a minor in Business Management from UC Irvine. On top of that, he has assembled a credential stack most real-estate-only agents do not carry:

  • Series 7 — securities licensing (Morgan Stanley)
  • Series 66 — investment adviser and securities agent licensing
  • California Life Insurance License
  • California Real Estate Salesperson License — DRE #02242952
  • Fundamentals of Digital Marketing certification

That stack is uncommon. It means he can talk fluently about how lending, securities, insurance, and real estate fit together — without sending you to four different professionals to get one coherent answer.

The three-legged advisor — real estate, lending & construction in one lane

Most San Diego buyers end up juggling three separate professionals: a realtor, a loan officer, and (eventually, when they want to add value) a contractor. Agustin works deliberately across all three.

Real estate — buyer representation, deal sourcing, and negotiation across San Diego County. Lending — financing-path clarity from a wealth-management background, including FHA, VA, conventional, and investor-relevant structures. Construction — a construction lens on value-add opportunities: garage conversions, ADUs, layout reconfigurations, and the cost-vs-uplift math that turns an ordinary property into a wealth engine.

The phrase his clients use is "real-life Monopoly" — find an undervalued property, force appreciation, leverage the new equity into the next acquisition, repeat. That game is a lot easier with a guide who already knows all three boards.

Who Agustin helps

Built for investors, house hackers & first-time buyers

Six client lanes — all served from the same playbook of patience, numbers, and clear financing paths.

Investors & multifamily

2–4 unit acquisitions, portfolio growth, forced appreciation, and value-add upside across South Bay and San Diego County.

House hackers

Live in one unit, rent the other — the offset strategy that makes San Diego prices actually work for a first home.

First-time buyers

An education-first path through FHA, conventional, and house-hack pathways — no jargon, no pressure, no surprises at closing.

Military & VA buyers

San Diego is America's largest military market. Agustin walks VA-eligible buyers through 0%-down options and benefits clearly.

Multi-generational families

Two-unit lots, ADU plays, and properties that fit extended family under one roof while still building equity.

Move-up buyers

1031 exchanges, Section 121 timing, and the next property — sized to keep building portfolio momentum.

Discovery happens on social

This page confirms the lane. Social is where the personality shows up — viral, educational content from a finance-trained South Bay advisor.

Bilingual service — English & Español

Agustin works comfortably in both English and Spanish. For South Bay families where the strongest financial conversations happen in Spanish at the kitchen table, that means everyone at the decision can engage as an equal — no second-hand translation, no missing context.

South Bay anchor — and all of San Diego County

His primary footprint is South Bay — Chula Vista, National City, and the surrounding neighborhoods where the cost-of-living and rental-offset math creates real opportunity. From there, he serves all of San Diego County, including Central and South Central San Diego, North Park, Spring Valley, Mountain View, City Heights, Logan Heights, Oak Park, Otay Mesa West, and Rancho Del Rey.

Long-game thinking — Section 121, 1031, Prop 19

Agustin's investor conversations regularly touch the frameworks that turn properties into long-term wealth: IRC Section 121 (primary-residence capital-gains exclusion), IRC Section 1031 (investment-property exchanges, including reverse exchanges), and California Proposition 19 (property-tax transfer and reassessment context).

None of this is tax advice — final positions always belong with a licensed CPA or tax attorney — but understanding these frameworks at the strategy level is what separates an investor who scales from an investor who stalls. Agustin will sketch the picture; your CPA confirms the math.

Beyond the deal — entrepreneur, builder, community advocate

Real estate is not Agustin's first venture. As Co-Founder and CMO of Speckle, a public-speaking-coaching mobile app, he helped raise a $210K pre-seed round, led a team of ten, and built the marketing strategy and revenue model from scratch. That entrepreneur's instinct — build systems, recruit talent, hit weekly targets — translates directly into how he runs a deal: structured, accountable, on schedule.

He has also worked in political campaigns and community outreach through C3 Public Strategies and Orange County's elections process — experience that sharpened his ability to communicate clearly with people across very different backgrounds.

Today, that community work continues in San Diego. Agustin collaborates closely with local chambers of commerce (including the National City Chamber), city officials, businesses, and regional nonprofits. His social media draws hundreds of thousands of impressions monthly through viral, educational content.

Beyond real estate

Outside of deals, Agustin is a believer in personal development — reading widely, training consistently, and staying curious about market shifts before they become mainstream. He enjoys high-level conversations with builders, entrepreneurs, and operators. If you connect with him, expect a real conversation about what you are actually trying to build.

Why work with Agustin?

The combination is what matters. A finance background rare in residential real estate. A construction lens on what a property can become. A bilingual conversation that includes every decision-maker in the family. A South Bay anchor in the markets where the math is most generous. And the patience to walk through it slowly the first time — because nobody buys their first property twice.
